Project Overview

On a ~0.95 ha site with extensive frontages (Lawrence Ave E 109.7 m, Birchmount Rd 84.9 m, Dulverton Rd 121.54 m), the client brief combined:

  • Building A: 7-storey podium + 21-storey tower (~160 units)
  • Building B: 5/7-storey building (~64 units)
  • Buildings C–E: stacked towns (24 / 20 / 20 units)
  • Client information indicated zoning & site plan approvals, total GFA ≈ 255,535 ft² (23,740 m²), 322 parking spaces and ≈ 60 lockers. GEM Enterprise delivered a structured feasibility/technical review to shape acquisition and phasing strategy.
